Property maintenance request

Accommodation letting process
Once you have decided which property you would like to rent, we will arrange a convenient time to meet so that we can co-sign the tenancy agreement and you can provide the agreed deposit. We will require the rent for the first month prior to handing over the keys, which will be arranged closer to the moving-in day. Before signing the tenancy agreement you will be allowed time to check this over and view the energy performance certificate as well as being given information about the scheme your deposit will be secured under and any other relevant information required.
For post-graduates and professionals, LS6 rentals will require references from previous landlords and employer reference checks. For student accommodation we will request guarantors from parents or guardians where we will guide you through this process providing you with the relevant forms or documents.
Moving in to your apartment or house
We will agree a convenient time to meet at the property for the handing over of the keys. During the handover we can also instruct you on any internal matters such as using the alarm, operating the central heating and any other such relevant advice. At this time we will conduct a hand over inspection together and document any issues in the inventory. A file, which will contain all the relevant documents for letting the house, will also be presented at this time for your information.
The deposit is required to confirm your interest in renting the property and will held for the duration of the tenancy agreement under a government approved tenancy deposit scheme. At the end of the tenancy agreement period after you have left the property the deposit will be refunded to you subject to the terms and conditions of the tenancy deposit scheme and the tenancy agreement.
When you move into the property the gas, electricity and water provider’s company details will be given to you and the meters will be read at this time, the readings will also be entered into the inventory. It will then be your responsibility to ensure that the payment of all utilities is maintained (if you wish to change utility providers this is your right) at the end of the tenancy evidence of the account settlement with the utility companies will be required.
